From first contact to finished room in six straightforward steps. No surprises, no drama, no sales pressure. Just a properly built garden room, done right.

Get a fixed price

Fill in the form on our website or give us a call. Tell us what you are thinking — the type of room, roughly what size, and what you want to use it for. That is enough for us to come back with a clear, fixed price.

We aim to respond within 24 hours. The price we give you includes everything: the structure, insulation, electrics, cladding, roofing, and full installation. No estimates, no provisional sums.

If the price works, we move to the next step. If it does not, there is no pressure and no follow-up sales calls. Straightforward.

Free site survey

We visit your garden to check everything in person. We look at access, ground conditions, levels, where the services run, and the best position for the room. This visit is free and there is no obligation.

During the survey we confirm the fixed price, talk through any site-specific details, and answer your questions face to face. If there is anything unusual about your garden — a big slope, restricted access, or drainage issues — this is where we identify it and factor it in.

Most surveys take about 30 to 45 minutes. We will also talk about timelines so you know when the build can be booked in.

Agree the spec

Once you are happy with the price and the site survey, we finalise the specification together. That means confirming the exact size, the cladding type, door and window positions, electrical layout, and any upgrades you want.

We put it all in writing so there are no misunderstandings. You get a clear document showing exactly what is being built, exactly what it costs, and exactly when it will be done.

Pay the deposit

The deposit is 25 percent of the total price. This secures your build slot and allows us to order materials. We confirm your installation dates at this point.

Lead times vary depending on how busy we are, but we will give you a realistic date and stick to it. We do not take deposits and then leave you waiting indefinitely.

The build

This is the part we enjoy. Our team arrives on the agreed date and builds your room from the ground up. A standard garden room takes 5 to 7 working days. Annexes with plumbing take 7 to 10 working days.

You pay 50 percent at frame stage, once you can see the structure taking shape. We keep you updated throughout and are happy to answer questions as the build progresses. We work tidily, respect your garden, and clean up at the end of each day.

The build includes everything: base system, frame, insulation, cladding, roof, glazing, internal lining, and the full electrical package. When we say fully installed, we mean it.

Handover and guarantee

When the build is complete, we walk through the finished room with you. We check everything together, make sure you are happy, and hand over the keys along with your 10-year structural guarantee and the EPDM roof membrane warranty.

The final 25 percent is paid at this stage, once you have inspected and approved the finished room. We do not chase payment before you are satisfied.

After handover, your electrician connects the power supply from the house to the external connection point on the room. That is the last step before you start using it. Most people are moved in the same week.
