Please note, these prices are a typical guide, but you have full control over the final specification and cost. No hidden extras.

Honest extras

What is not included

These are the only things not included in our prices. Most customers do not need any of them.

Groundwork

Only needed if your garden has significant slopes or soft ground that our adjustable steel feet cannot handle. Most gardens are fine without it.

From £800 if needed

Mains consumer unit upgrade

If your house consumer unit is old or full, your electrician may need to upgrade it to add the garden room circuit. This is your electrician's work, not ours.

Typically £200-£400

Building regulations (if applicable)

Only needed for annexes with plumbing and sleeping accommodation. Standard garden rooms, offices, and studios do not need building regs.

Typically £400-£800

Planning permission application

Only needed if your property does not qualify for permitted development. Most do. We check this before quoting and will tell you upfront.

Payment structure

How our pricing works

We use fixed pricing. The price we quote is the price you pay. There are no estimates, no provisional sums, and no price increases halfway through the build. Payments are split into three stages so you are never overexposed.

25%

Deposit

Paid when you confirm the order. This secures your build slot and allows us to order materials.

50%

Frame stage

Paid when the structural frame is up. You can see the building taking shape in your garden before paying the majority.

25%

On completion

Paid after the final handover and inspection. You only pay the balance when you are happy with the finished room.
